Here are the areas of restoration that 3J's specializes in:

facade restoration

Façade Restoration

Usually known for being aesthetically-pleasing, the façade provides structural support for a building as well as vertical weatherproofing. A well-maintained building exterior can increase your property value and make a strong first impression. By proactively including façade restoration in your building maintenance plan, you can lower the costs of repairs in the long-term. The 3J’s Restoration team specializes in all facets of façade restoration, including:

  • Façade pressure wash / steam cleaning
  • Stucco application
  • Façade crack repair
  • Limestone repair and restoration
  • Brownstone repair and restoration
  • Historic preservation
cornice restoration

Cornice Restoration

In interior spaces, cornices form a decorative trim where walls and ceilings meet, and they also can create gorgeous accents on exterior roofs, turrets, and spires. While the purpose of a cornice is mostly decorative, they also help with waterproofing by shielding rain from running off on the building’s façade. 3J’s cornice restoration experts know that preserving the architectural qualities and historical character of your property is of the utmost importance, including the cornices!

liquid applied roofing

Liquid Applied Roofing

Liquid roofing is the best way to keep your roof in good condition. It is applied directly over your current roof and forms a rubber-like membrane, allowing for waterproofing and protection against humidity. The 3J’s Restoration team is ready to provide you with a liquid applied roofing system that will:

  • Increase your property value
  • Last 10-15 years
  • Reduce energy use
  • Raise your roof’s reflectivity
  • Increase weather protection
licensed special riggers

Licensed Special Riggers

A special rigger license permits a building contractor to install and use a suspended scaffold and hoist any item under 2,000 pounds on the outside of a building using a hoisting machine. The exterior building team at 3J’s are licensed special riggers, fully OSHA-certified, and insured, so you can be certain that your job will be conducted safely and always in accordance with all New York City Department of Buildings (DOB) regulations. No matter the size of your job, 3J’s licensed special riggers are ready to complete your project safely, on time and on budget.

Facade inspection safety program

Façade Inspection Safety Program

Did you know? Facade-related safety offenses can result in penalties up to $25,000 per infraction! Under Local Law 11 of 1998, the exterior facades of buildings six stories and taller must be inspected every five years to confirm the building is in a safe condition. With more than 40 years’ experience in Local Law 11/98, also known as the Façade Inspection Safety Program (FISP), the expert team at 3J’s uses their knowledge to keep clients in compliance with the current NYC DOB facade safety requirements.

fire escape restoration

Fire Escape Restoration

Fire safety is an important concern in building restoration. Building owners must provide safe escape routes, especially in multiple story residences, commercial and industrial spaces. Designed for emergency use only, a fire escape must have a safety inspection by the fire department every five years. 3J’s Restoration provides dependable fire escape restoration services in all five boroughs of New York City and Long Island, including:

  • Fire escape repairs
  • Ladder repair
  • Scraping and repainting
  • Fire escape installation
  • Fire escape violations removal
  • Fire escape maintenance
Parapet Wall Restoration

Parapet Wall Restoration

A parapet wall provides a safe barrier at the end of a terrace, balcony, roof or any building structure. With time and the wide range of weather conditions in the New York area, parapet walls can start bending or leaning and causing water leaks in the upper floors of the building. Correcting small issues with your parapet wall as early as possible can prevent widespread (and expensive) repairs later. The parapet wall restoration experts at 3J’s can repair or restore cracking, spalling bricks, buckling, displaced bricks and displaced coping.

window lintels

Window Lintels

A lintel is the L-shaped steel support located over any window that sustains the brick façade and help waterproof the wall, as the window frame itself isn’t strong enough to support the weight of the bricks. Over time, the waterproof membrane that is installed above the lintel becomes less effective and the steel lintel will begin to rust, which compromises the structural stability of the façade. This is usually seen when a lintel is bend or sagging above a window. The building restoration experts at 3J’s can assist you with lintel repair!

breathable coating

Breathable Coating

Although it seems solid, masonry is a porous material, which left uncoated, naturally absorbs and expels water and water vapor. When masonry is painted with a synthetic non-porous coating, this water vaper and water get trapped inside, deteriorating the masonry behind the coating. Allowing a natural flow of water and water vapor is so important! The building restoration team at 3J’s only uses breathable coating to sustain your masonry’s natural breathability.

stucco work

Stucco Work

Stucco is commonly used as a decorative coating for walls and ceilings and is also used as a sculptural and artistic material in architecture. Stucco can also be used to cover construction materials such as metal, concrete, or cinder blocks. One of the most common reasons for stucco repair is cracking due to seasonal water damage. The 3J’s Restoration team has over 40 years’ experience with all kinds of stucco work and stucco repair.

stone repair and installation

SBS is a thermoplastic elastomer that’s resistant to harsh abrasions, which makes it super long-lasting when blended with asphalt. The roofing experts at 3J’s Restoration trust SBS to give your roof an extra-durable blend with incomparable recovery properties over a wide range of temperatures and weather conditions in the New York area.
